**About the Student Room** In Botrygg's student corridor on Fabriksgatan, you live right in Gårda, close to Liseberg, Korsvägen, Scandinavium, and central Gothenburg. You have excellent public transport just around the corner and within walking distance to both the event district and the city center. Nearby, you will find Focus-huset, which includes a grocery store, pharmacy, Systembolaget, restaurants, and other practical shops. You will rent a furnished student room in a corridor with a shared kitchen, laundry room, and shared shower and toilet facilities. The room includes a bed, desk with chair, wardrobe, lighting, and clothes rack, as well as a fridge/freezer. Please note that storage is not included. As a tenant, you also have access to the building's courtyard, terrace, and bicycle parking. To rent the room, you need to be a full-time student at a university or college in Gothenburg and be able to provide proof of CSN or other student funding. The accommodations are intended for students, and you can stay as long as you meet the conditions. This student room is intended for a maximum of one resident. **About the Rent** Rent: 3500 SEK/month (10-month lease). The rent includes heating, water, electricity, and internet. No rent is charged for June and July. **About the Contract** The room is rented out with a short-term contract without tenancy protection. This means that the agreement can be terminated if the property is renovated or if the detailed plan no longer allows residential use. The area has a mix of residential and office buildings, as well as cafes, restaurants, and a well-stocked grocery store. On January 15, 2019, Botrygg took over the blocks Eken, Cedern, and Lejonet in Gothenburg, totaling about 110 apartments and 20 commercial spaces. The properties in southern Gårda are among the best-preserved landshövdingehus in Gothenburg. Since the 1960s, the buildings have been threatened with demolition to make way for a parking garage, which has contributed to a lack of maintenance but also means they are almost unchanged externally since they were built. Dialogue with the municipality about purchasing and saving the properties has been ongoing since 2012, where we have had a good dialogue with the Gårda Residents' Association, which has also contributed to saving the buildings. Upon purchase, we committed to carefully renovating the buildings to maintain the low rent level. We also decided to upgrade the buildings with heritage ambitions and have therefore engaged a building conservator for the project. Facade and window renovations began immediately, and the first properties were completed in the summer of 2019. The renovation is carried out carefully to avoid distorting the architectural qualities, and traditional methods and materials are used, which in the long run creates manageable maintenance. Beautiful carpentry details that were previously painted over with a single facade color are now revealed as the original color scheme is restored.
